2017 AIA Tampa Bay Merit Award for Architecture Historic Renovation Category
This project reveals the original character and history of a local historic landmark known as the Larmon Factory Warehouse in Tampa’s Ybor City neighborhood while accommodating the needs of a contemporary office and showroom. For its new corporate office, Masonite sought to preserve a balance of old and new by keeping the essence of the existing 1946 structure yet expanding it to the degree that would allow for a comfortable and dynamic workspace.
During the restoration phase of the existing 24,000 sf building, architectural details were restored and rebuilt to their original specifications. All historically relevant interior features were salvaged or restored to match historical records and reused in innovative ways. Some of them included the reconstruction of existing steel skylights and windows, and the reuse of an existing concrete safe, industrial fans, ship-lap siding, concrete floors, wood ceilings, and roll-up steel doors.
The 8,000 SF addition and the new structural elements were detailed to revitalize what was once a dark and uninviting building. Existing openings were enlarged and repurposed into large windows to balance natural light levels throughout the space. Canopies were integrated on both existing and new structures to reduce direct sunlight. An existing loading dock was transformed and reused to access a new outdoor deck, and to the west, where both buildings meet, a green wall is added as a soft transition between the two and acts as a natural insulator from the harsh western sunlight.
For this project to find its place as a successful restoration, it was essential for the intervention to embrace qualities that created a meaningful dialogue with the existing structure.
When tasked with historic restoration projects, like Masonite’s new corporate office building, we believe it is our job to add without taking away from the spirit of what we experience.
